How to Calculate Furnace Size

Proper furnace sizing starts with calculating your home's heating load — the amount of heat (in BTU/hr) your home loses on the coldest day of the year. Our calculator uses simplified ACCA Manual J methodology:

  1. Envelope losses: Heat conducted through walls, ceiling, floor, and windows. Calculated as U-value x Area x Temperature Difference.
  2. Infiltration losses: Heat lost through air leakage, based on foundation type and climate zone.
  3. Foundation losses: Heat conducted through the slab, crawlspace, or basement using ACCA methodology.
  4. Duct losses: Heat lost through ductwork in unconditioned spaces.
  5. Round up to standard size: The heating load is matched to the nearest standard furnace size (40,000 to 140,000 BTU/hr).

Why Square Footage Alone Gets It Wrong

Many contractors use “rules of thumb” like 30-60 BTU per square foot. This approach routinely oversizes furnaces by 40-100%, leading to short-cycling, uneven temperatures, and wasted energy. The actual heating load depends on:

  • Climate zone: A 2,000 sq ft home in Houston needs roughly half the furnace of the same home in Minneapolis.
  • Insulation quality: Modern code-built homes lose 30-50% less heat than older homes.
  • Window area and quality: Large or older windows can account for 25-35% of total heat loss.
  • Foundation type: Basements and crawlspaces lose heat differently than slabs.
  • Air sealing: A leaky home can lose 30-40% of its heat through infiltration alone.

Furnace Types and Efficiency Ratings (AFUE)

AFUE (Annual Fuel Utilization Efficiency) measures how much fuel a furnace converts into usable heat. Higher AFUE means lower operating costs but higher upfront cost. Here is how to choose:

  • 80% AFUE (standard efficiency): Uses a conventional flue. Adequate for mild climates (Zone 1-3) where heating costs are low. Lowest upfront cost.
  • 92-95% AFUE (high efficiency): Condensing furnace with PVC venting. Best value for mixed and cool climates (Zone 4-5). The efficiency gains pay for the higher cost within 3-5 years.
  • 96-98% AFUE (ultra-high efficiency): Top-of-the-line condensing furnace. Recommended for cold climates (Zone 6+) where annual heating costs are highest. Modulating burners provide the most even comfort.
